VA Entitlement Calculator
How much entitlement you have left for your next VA home.
Your VA entitlement
Your lender must verify your Certificate of Eligibility, occupancy and entitlement. Paying down an existing mortgage does not automatically restore entitlement.
Your estimated position
Check a specific price
Partial-entitlement math assumes a loan over $144,000 and a 25% combined guaranty / down payment requirement. Full entitlement has no VA county loan cap, but lender approval and appraised value still apply. Closing costs and an appraisal shortfall may require cash.
A few entitlement questions
What is entitlement?
It’s the portion of a VA loan guaranty available to support your loan. I use your Certificate of Eligibility to check what’s available; it isn’t a pile of cash or the amount you can afford.
Does full entitlement have a loan limit?
Since 2020, full entitlement has no VA county loan cap. Income, debts, credit, appraised value and the lender’s approval still matter. Partial entitlement is where this county-based calculation comes in.
Why multiply remaining entitlement by 4?
In this partial-entitlement model, lenders want 25% of the price covered by the VA guaranty, cash, or both. Every $1 of remaining entitlement supports $4 of price. I’d have the lender verify the guaranty for your particular loan, especially at $144,000 or below.
How do I get entitlement back?
Selling the home and paying off its VA loan can allow restoration. A one-time restoration may be available after paying off the loan while keeping the home. Refinancing out of VA can pay off that loan, but restoration still needs VA approval and may use that one-time option; it isn’t automatic.
