Closing Cost Calculator

Your estimated cash to close in Texas, line by line.

Your purchase

Adjust A · Origination

These editable examples are a starting point. I compare this total with the rate and lender credits.

Adjust B · Required services

The upfront fee appears here only when you choose to pay it at closing. VA fee allowability still needs lender review.

Adjust C · Title & settlement

Texas title premiums use state-set rates. The rate table is pending; the lender’s $450 placeholder is editable and is not a calculated premium. Owner’s premium starts blank ($0) until you have a quote. The contract decides who pays.

Adjust E · Government

Texas state transfer tax: $0. For a property in another state, ask title to confirm applicable transfer taxes; this Texas worksheet does not estimate them.

Adjust H · Other costs
Prepaids & escrow setup

This simplified estimate starts with 3 months of property tax escrow and 3 months of homeowners insurance escrow. You can adjust both to match your lender’s quote.

Prepaid interest days follow your closing date. Auto values stay editable; tap a manual badge to restore the automatic estimate.

Credits & money already paid

Seller and lender credits offset eligible costs, not your down payment. Don’t enter the same credit or payment twice. Title must confirm tax prorations and any refund.

Understand the fee sections

A–H groups are a planning worksheet, not an official Loan Estimate. No transfer tax outside Texas, price adjustment, eligibility or fee-allowability decision is modeled. Credit limits use the purchase price as a value proxy; the lender must verify the appraisal and applicable program rules.

Who usually pays what in Texas

The seller often pays the owner’s title policy, and the buyer pays the lender’s policy. Your contract can change that split. Texas has no state transfer tax.

Property taxes are paid in arrears and are generally due by January 31. The seller typically credits you for their share of the year at closing. I’d confirm the amount and timing with your title company.

How to bring less to closing

Ask about a seller credit or a lender credit tied to a slightly higher rate. You can also compare financing the upfront program fee, documented gift funds from an eligible family donor, or a later closing date to reduce prepaid interest. I’ll help you compare the tradeoffs.

Please don’t include Social Security or account numbers.
